Top remodel trends for the modern home

(BPT) – Thanks to foreclosures and short sales, home buyers are snatching up great houses at reduced prices and remodeling to create stylish modern homes. Lucky for those buyers, many of today’s top trends are relatively easy to recreate, and will add re-sale value to their homes.

“TV interior design shows are mostly about buying and remodeling a home, versus building from scratch or finding a new property that precisely fits a wish list with plenty of personal requirements,” says Dani Kohl, program coordinator for the bachelor of science in interior design program at The Art Institute of Indianapolis and a practicing architect and interior designer.

The top remodeling trends include:

* Uniting the kitchen and living space for an open-floor concept

* Culture dictating an increase square footage for entertainment, haven from a busy work schedule or modern luxuries

* Finding multi-functional uses for both spaces and furniture

On average, Kohl’s residential clients are spending about $40,000 to $60,000 to renovate and remodel their homes. Most of the money is spent in the kitchens, master bedrooms and bathrooms.

“Gone are the days of the formal dining room and living room,” says Kohl. “Walls are being knocked down to join the two rooms.”

Parents want to be able to cook while watching kids do homework or entertaining guests. Kitchen islands most often serve as the main division between kitchen and living space, and are the entertainment centers of a kitchen.

“Kitchen islands are looking more like free-standing furniture pieces with elaborate marble tops and wood work, and interior designers are often finding functional yet hidden places to store the trash can and keep the dish washer from view,” Kohl says.

Pedro Lima, an interior design instructor at The Art Institute of New York City and owner of Pedro Lima Interiors, says that temporary partitions between the living space and kitchen are also on the rise. These partitions can be of varying heights, whether it’s a two-way fireplace or modern book shelving. Partitions are a great option for homeowners who want that open-floor plan for the kitchen and living room, while still maintaining a defined space for each.

Lima says that our current culture and habits are driving the changes in modern, interior spaces.

“When it comes to the master bedroom, we are looking at a more pampering atmosphere,” he says. Both Kohl and Lima agree that clients want more of a spa-like feeling than ever before to create a bedroom that is a safe haven for over-worked homeowners.

“Master bedrooms now have their own seating areas and entertainment nooks, and have become personal spaces away from everything,” Lima says.

An increase in square footage for closet space is another popular request, according to Lima. “We, as designers, are now looking into proper modular systems of rods and shelving, in addition to our architectural and design duties.”

Closets are not just for storage anymore, either. “Now, we’re looking at closets to serve as a dressing space in addition to serving as a place to store an increased amount clothes and shoes.”-

How are clients gaining square footage for the needs of today’s residential space without making a complete renovation and creating add-ons to their homes?

Lima says that downsizing to accommodate upsizing is part of the remodel plans too.

“Designers are spending more time at looking for innovative ways to add versatile furniture that serve multifunctional purposes,” he says. “For instance, coffee tables also serve as storage spaces and additional seating, wall units have built-in desks, and couches open up to beds in home offices.”

Whichever remodeling trend homeowners choose to apply, all trends point toward integration, simplification and organization, as homeowners seek to enjoy their homes and share it with family and friends.

Dough preparation:

1. In a large bowl, dissolve contents of one yeast packet in 1 1/4 cups lukewarm tap water (105 F). Let sit about 2 minutes. Water temperature must not exceed 115 F.

2. Add one packet of Auntie Anne’s dough mix to yeast/water mixture. Using a rubber spatula (or your hands), mix until dough ball forms.

3. Place dough ball onto lightly floured surface and knead until soft, slightly tacky dough is formed (approximately 5 to 7 minutes). Add a small amount of flour if dough is too sticky.

4. Place dough ball into a large bowl that has been coated with nonstick spray. Coat a sheet of plastic wrap with nonstick spray and place on top of dough ball, tucking sides down around dough (to prevent dough from drying out).

5. Place bowl in a warm spot (85 to 95 F) for 30 minutes so the dough can rise.

Pizza instructions:

 1. Preheat oven to 400 F. Spray pan with nonstick spray and dust with flour so the dough won’t stick.

2. Place dough ball in center of pan and gently stretch the dough out to the edge. Press edges up the side of the pan to contain sauce.

3. Pour pizza sauce in center of stretched dough and spread evenly, leaving an inch of uncovered dough around the edge. Sprinkle shredded mozzarella over the sauce. Optional: top the pizza with your favorite seasonings, meats or vegetable toppings.

4. Place pizza on bottom rack of oven. Bake 20 to 25 minutes or until the cheese starts to bubble and the bottom crust is crisp. Baking times may vary due to oven variances.

Let cool, serve and enjoy.

Prep time: about 10 minutes

Processing time: about 10 minutes

Ingredients:

Olive oil cooking spray

3 tablespoons popping corn kernels

1/8 teaspoon each salt and crushed red pepper flakes

1 bunch of Tuscan kale (about 15 leaves), or 4 loosely packed cups of leaves only (remove tough center stem with knife or kitchen shears)

20 Brown Rice Triscuit Sea Salt & Black Pepper Crackers, quartered

Directions:

1. Spray a medium-sized saucepot with 1 second of cooking spray; add the popcorn kernels and place over medium high heat. Cook, covered, shaking occasionally until the kernels have popped, about 2 minutes. Turn off heat; place popcorn in large bowl and season with salt and crushed red pepper flakes.

2. Lay the kale out in batches in single layer on microwave-safe plates. Spray each plate with 1 second of cooking spray and microwave on high for 1 minute. Flip the leaves, then microwave on high until the leaves are dried and crisp, about 1 minute. Continue microwaving, if needed, turning every minute until crisp. Repeat with remaining kale.

3. Break the kale crisps into bite-size pieces. Toss with the crackers and popcorn and serve.

Nutrition Information Per Serving: 80 calories, 2g total fat, 0.5g saturated fat, 0mg cholesterol, 90mg sodium, 14g carbohydrate, 2g dietary fiber, 0g sugars, 2g protein

(BPT) – For years, the real estate market has been a buyer’s world, with ample inventory, fewer qualified buyers, and highly motivated (read: desperate) sellers. This spring, some signs are pointing to a shift back toward a seller’s market. If you’re shopping for a home this spring and summer, chances are you’ll face increased competition from other buyers.

So how do you ensure you not only land the home of your dreams, but get the best possible price from the seller and the best possible mortgage deal from your lender? By becoming the buyer every homeowner wants to sell to a financially stable, credit-worthy, pre-approved purchaser.

“Just as lenders consider many factors beyond your credit score, when deciding whether to finance your home loan, sellers consider more than just the offering price when evaluating potential buyers,” says Barrett Burns, president and CEO of credit score model developer VantageScore Solutions. “Buyers who can move quickly and decisively, who walk through the door with their financing lined up and their credit in good shape, are best positioned to stand above the competition this year.”

Steps toward being a better buyer

You can be a better buyer – one that will appear attractive to both lenders and sellers – with some simple steps.

First, understand your credit score and the role it plays in the home buying process. While a good credit score can ease the borrowing process for home buyers, it’s not the only factor lenders will use to gauge whether to approve you for a loan, Burns says.

“A credit score predicts the likelihood of whether a borrower might default in the first 24 months of a loan,” he notes. “But lenders will also consider how much of a down payment you bring to the table as a percentage of the purchase price, your income and your debt-to-income ratio when considering a mortgage application.”

Remember that lenders will pull your score from all three major credit bureaus, so it pays to check your credit report and score with all three. Reviewing your report and score allows you to catch and correct errors, and have a better idea of how potential lenders might view your credit worthiness, and rest assured that obtaining this information does not impact your credit score.

Understanding your credit score is a more complex process than you might expect. You can test your knowledge about credit scores at http://www.CreditScoreQuiz.org, a website created by VantageScore Solutions and its partner, Consumer Federation of America.

When you have a handle on your credit, consider other factors that can make you a better buyer, including how much you have to put down on a house.

The days of no-money down mortgages are virtually over, industry experts say. Today, even FHA borrowers will likely need to make a down payment. How much you need will depend on many factors, including the loan program you apply for and the price of the house you’re buying. Generally, it’s a good rule of thumb to save 20 percent of the purchase cost for a down payment.

Keep in mind, the more you put down, the more instant equity you’ll have, the lower your monthly payment, and the better your chances of not needing private mortgage insurance (PMI), which can add hundreds of dollars to your monthly payment. If you’re able to put down more than a lender requires, a mortgage company may be willing to give you a pass on other issues on your application, such as a less-than-stellar credit score.

“Lenders and sellers are all looking for buyers who are ‘the complete package,'” Burns says. “While you should take care of your credit score, you shouldn’t obsess over it. Instead, look at it as an important part of the overall package of assets that can make you the kind of buyer everyone wants to work with.”
